It deserves its 3 stars. Rooms were very clean. The entire staff was helpful. It's right at Karlsplatz metro station.

The location was MARVELOUS, with vinothek by geisel nearby, where we could eat. A bus stop was really close to our hotel. Nothing beats being in meier city munchen.

Couldn't stay longer.
